Ponderosa Bay provides environmental permitting and site development support services for residential, commercial, and rural properties throughout Island County. We work with property owners, contractors, and project teams to identify environmental constraints, prepare required reports, and assist with the permitting process for development on regulated properties.
We assist with shoreline permitting on Puget Sound in Camano Island and Whidbey Island, including Shoreline Substantial Development Permits, shoreline exemptions, site plans, and environmental documentation required for development on shoreline properties. We also provide Ordinary High Water Mark (OHWM) determinations and assist with projects involving docks, bulkheads, shoreline stabilization, and other shoreline improvements.
Many properties in Island County are affected by critical areas regulations, including wetlands, streams, fish and wildlife habitat conservation areas, geologic hazard areas, and buffers. Ponderosa Bay prepares Critical Areas Reports, wetland delineations, mitigation plans, and supporting documentation required for development and permitting on regulated sites.
Forage fish spawning surveys are often required for shoreline projects in Puget Sound. We conduct forage fish surveys in accordance with Washington Department of Fish and Wildlife protocols and prepare documentation for permit submittals and environmental review.
